Sell a property

A direct sale, without the chain.

We buy residential property across Lancashire for cash. A written offer, an inspection, and a completion timetable agreed around your circumstances.

When a direct sale makes sense

  • The property needs modernising and you would rather not take on the work
  • A probate sale, or a home that has been standing empty
  • A rental property you want to sell with the tenancy in place
  • A sale has fallen through and you need a buyer who will complete
  • The property has been on the market for some time

What happens next

We renovate the property to a good standard and either sell it or retain it as long-term housing. You deal with the company that is buying, not an intermediary.

Our initial offer is subject to inspection and legal checks. If these reveal a material issue that affects the offer, we explain it promptly and in writing. We charge no buying or administration fees; you remain responsible for your own solicitor, although we can contribute towards those costs by agreement.

Our offer reflects the work the property needs and the certainty we provide. If the property is in good order and time is not a concern, an estate agent may achieve a higher price. If you value certainty and a buyer who completes, we would like to hear from you.

The process

Enquiry

Send the address and a note on the condition. Photographs help but are not essential.

Written offer

Based on comparable sales, the condition and the cost of the work. No obligation.

Inspection

A visit arranged at your convenience to confirm the offer. If a specialist report is needed we tell you why.

Exchange and completion

Solicitors instructed on agreement of terms. We discuss your preferred timetable at the outset; timing depends on the property and the legal checks.
